We’ve seen a lot of teeny-tiny London homes, but this one’s a bit special.

Yes, it looks like a shed from the outside.

And yes, it only offers just 323 sq ft of interior space.

But my oh my does it make the most of what it’s got.

The one-bedroom flat, on the market for £429,950, sits on Victoria Park Road in Hackney, and from the outside looks like a shed, or perhaps a nice garage.

Go inside, and you will indeed be greeted by a very small space – especially when you consider it’s on sale for nearly £430k – but the interiors are so cleverly laid out that it’s a genuinely dreamy place.

…Or maybe London’s housing market has just fully warped our brains. You tell us.

Inside is a stylish reception room, with two shelves going all the way along a wall to provide some storage options.

In the same area is an open-plan kitchen, with a lovely green island that doubles as a breakfast bar.

The bathroom is very aesthetically pleasing, complete with pink tiling, concealed light strips, and brass taps.

Then up the stairs you’ll find the raised level, which makes up the bedroom.

Sure, there’s not a load of room for activities, but check out all the sneakily tucked away drawers and alcove shelves – there’s more storage than you’d think.

And hey, maybe this house could be the perfect opportunity to give away a bunch of stuff and embrace minimalism?

With its location moments from Victoria Park and a short walk from Homerton station, it’s all the more appealing.
